Sell property in Phuket

Sell

A property on Phuket does not sell in a week, and almost never at the price the owner has in mind. What sells is the one priced correctly, prepared for viewings and put in front of the right buyer at the right moment. We handle all three.

What we do

Valuation from closed deals, not from listings. Asking prices on the island are systematically inflated: a property can sit for a year at a price nobody will pay. We look at what comparable properties actually sold for in recent months.

Preparation. Often a clean, fresh textiles and proper photography are enough to get viewings started. Sometimes minor repairs are worth it — we calculate whether they will come back in the price.

Marketing. The property goes to our buyer database, Thai and international portals, partner agents, and paid advertising in Russian and English.

The transaction. Buyer checks, contract, registration at the Land Department, taxes and transferring funds abroad — we stay with it until the money is in your account.

When not to sell

If the property was bought off-plan less than a year ago and the building is not finished, it is usually better to wait for completion: the price gap between “under construction” and “ready” is normally larger than the cost of waiting.

If the reason for selling is poor rental income, it is worth fixing the management company first. We look at the numbers and say plainly when a property is worth keeping — selling is not always the right answer, and we only earn a commission if you do.
